Conditional Approval vs. Final Approval
Understand the difference between conditional approval, satisfied lender conditions and mortgage funding, and why closing requirements still matter.
What you’ll learn
- Conditional approval does not mean every lender requirement is complete.
- The lender must confirm that required conditions are satisfied.
- Closing still depends on legal documentation, timely funds and no material changes to your circumstances.
Transcript
You’ve received a conditional mortgage approval. That’s an important milestone—but it is not the same as having every lender requirement completed. Your commitment may require proof of income, down-payment sourcing, appraisal results, insurance or additional verification.
Once the lender confirms that the required conditions are satisfied, we can confirm the lender’s approval status.
Even then, successful closing still depends on legal documentation, timely funds and no material changes to your circumstances. Keep your finances stable and contact AMS before making any major changes.
