What’s the difference between rate and APR?
The rate is the interest charged on your mortgage. APR estimates total borrowing cost by including certain mandatory fees. Your exact APR appears in your disclosures.
How does the stress test affect me?
You must qualify at the higher of the benchmark or your contract rate + 2%. This can reduce the maximum loan amount you qualify for.
Insured vs. Insurable vs. Uninsured?
Insured (≤95% LTV, owner-occupied) usually has the best rates; insurable (≤80% LTV) is close; uninsured (e.g., ≥$1M price, rentals, BFS) typically prices higher.
Can you hold a rate?
Yes, subject to lender rules. Typical rate holds are 90–120 days for purchases; refi/renewal may differ.
